Roof Replacement in Austin, Done the Way It Should Be
A new roof is one of the biggest checks you'll write for your house. Most homeowners get three bids, can't tell them apart, and end up choosing on price. I want you to understand exactly what you're buying before you sign anything, including from me.
I'm Mark Larson. I spent years building custom homes before I focused on roofs, and I still look at a roof as one part of a whole house: the decking, the attic, the airflow, the gutters and the trim all decide how long it lasts.
What goes wrong on most re-roofs
- Layers left on. Shingles laid over old shingles hide rotted decking and shorten the new roof's life.
- Ventilation ignored. In Central Texas heat, an attic that can't breathe cooks shingles from underneath. Many roofs here fail early for this reason, not because of the shingle.
- Flashing reused. Old step and wall flashing gets bent back into place. That's where leaks start two years later.
- Nobody tells you what they found. Rotten decking gets "handled" and shows up as a surprise on the final invoice.
How I replace a roof
- Inspection with photos. I go on the roof and into the attic, and you get the photos, good and bad.
- A written scope you can read. Materials by name, decking allowance stated up front, ventilation plan included.
- Full tear-off to the deck. Every layer comes off so we can see and fix the wood.
- Intake and exhaust balanced. We size the vents for your attic, not a rule of thumb.
- New flashing, underlayment and drip edge. Not reused.
- Daily updates. You hear from me every day of the job: what we did, what we found, what's next.
- Final walkthrough. We walk it together, magnet-sweep the yard, and I hand you the photo record and warranty paperwork.
Larger and older homes
Big, complex roofs with multiple valleys, dormers, steep pitches and older framing are where shortcuts cost the most. In West Lake Hills, Barton Creek, Lakeway and Bee Cave, many homes have roof lines and materials that need a builder's eye. Out in Dripping Springs and Spicewood, wind exposure and hail matter more. I plan each roof for the house it's on.
Materials
I'll walk you through architectural shingles, impact-resistant (Class 4) shingles, standing-seam metal and tile, with honest trade-offs on cost, life span, insurance discounts and looks.
Insurance claims
