Roofing in West Lake Hills: Repair, Replacement and Storm Claims

West Lake Hills roofs are not simple roofs. The lots are steep, the homes are large, and the roof lines have valleys, dormers and low-slope sections that a production roofing crew is not set up for. Many were built decades ago and have been added onto since.

I'm Mark Larson. I built custom homes before I focused on roofs, and I'm a Haag Certified Roofing Inspector. I look at your roof the way a builder does: as one part of a house that has to shed water, breathe and last.

What I see on roofs in this area

  • Tree cover. Live oaks and cedar keep roofs shaded and covered in debris. Valleys and gutters clog, water backs up, and the leak shows up far from where it started.
  • Complex roof lines. Every valley, wall and chimney is a flashing detail. Most leaks I trace start at one of them, not in the open field of the roof.
  • Tile and metal. A cracked tile or a failed underlayment looks fine from the street. It takes a careful walk and an attic check to find it.
  • Additions and low-slope sections. Where an older roof meets a newer one is where shortcuts were taken.
  • Hail and wind. Storms cross the hills fast. Damage is often on one side of the house only, and easy to miss.

How an inspection works

  1. You call or text. I ask a few questions and look at any photos you have.
  2. I inspect the roof, the attic and the rooms below.
  3. You get the photos and a plain explanation of what I found.
  4. If it's a repair, I tell you it's a repair. If it's more, I show you why.

Do you charge for an inspection?

No. The inspection is free, and you keep the photos either way.

My HOA has rules about roofing materials. Can you work with that?

Yes. I'll put the product, color and profile in writing so you can submit it for approval before any work starts.
